本文主要通过询问法、文献搜集法、SWOT分析法、灰色预测法等方法研究了全运村项目的市场定位、价格定位、未来市场前景以及浑南新城未来的发展潜力.结合目前房地产市场的宏观形势和微观影响因素得出以下结论:
(1)通过和全运村周边重点楼盘的比较,笔者认为作为改善型需求的全运村项目,未来市场前景良好,市政府南迁、全运会、轻轨和高铁新南站的建设等这些主要因素必将导致未来几年全运村项目房价上涨;
(2)通过建立灰色预测模型,预测绿城沈阳全运村项目房价2013年6月份的房价较5月份会有较小幅度的上涨;
(3)通过采用询问法、文献收集法,笔者认为随着浑南新城建设的完工,以全运村项目为代表的浑南新城房价未来几年内会有较大幅度的上涨,浑南新城具有较强的投资价值.
