摘要：房地产产业是国家经济的支柱产业,但近两年来,随着宏观环境的变化与自身制度的不完善,上海市房地产业的发展受到阻碍：包括人们观望态度明显、开发水平低、交易量下降等问题.本文在对上海市房地产市场进行大量调查研究的基础上,剖析上海市房地产市场的基本现状,分析房地产业中存在的问题和原因,挖掘出上海市房地产发展所具有的优势,结合分析的数据预测上海市房地产未来的发展趋势.通过调查研究进一步的了解上海的土地市场、住宅市场、客户需求等现状、为投资者提供投资的依据.

Abstract:The real estate industry is the pillar industry of national economy ,but the last two years,with the changes in the macroeconomic environment and the imperfections of the system ,the Shanghai real estate development has been hindered :including the obvious people to wait and see attitude ,the low level of development ,decline in trading volume and other issues.In this paper,a lot of research on the Shanghai real estate market on the basis of analysis of the basic status of the Shanghai real estate market ,analyze the problems and causes in the real estate ,dig out the advantages of the Shanghai real estate development ,combined with the analysis of the data to predict the future development trend of the Shanghai real estate .Through research a better understanding of the land market in Shanghai residential market ,customers demand the status quo,to provide investors with a basis for investment .楼上机器翻译啊

Abstract: the real estate industry is the pillar industry of national economy, but in the past two years, as the change of macroscopical environment and system itself is not perfect, Shanghai real estate development has been hindered: including people wait-and-see attitude clear, development level is low, the problem such as the decline in trading volume. In this paper, the real estate market in Shanghai city has a large number of investigation and study foundation, analyzes the Shanghai real estate market 's basic situation, analysis of the real estate industry in the problem of existence and reason, dig out the Shanghai real estate development advantages, combined with the analysis of the data for the prediction of Shanghai real estate development trend in the future. Through the investigation and study to further understanding of the land market in Shanghai, the residential market, customer demand situation, to provide investors with investment basis.

Abstract:
The real estate industry has grown into a pillar industry in China. In recent years, however, as the constant change of the macro-environment and its own imperfect institution, the further development of real estate industry in Shanghai city has remained at a standstill, being hold back by series of problems including citizens' wait-and-see attitudes, low-level exploitation, declination of trading volume, etc. Based on abundant surveys and researches upon real estate market in Shanghai, this paper aims to analyze the basic status and the rooted problems, explore the potential advantages, as well as predicting the trends of the real estate industry in Shanghai by way of referring analytical data. Through researches, this paper enables readers to get a further understanding of the status quo towards Shanghai real estate, such as land and housing market, customer demand, etc., as a valuable reference for vast investors.

Abstract: The real estate industry is the pillar industry of the national economy , but in recent two years, with the change of the macro- environment and the imperfection of the system itself ,the development of Shanghai real estate has suffered many difficulties : including people’s obvious sideline,low development level, decline in trading volume and so on. On the basis of much research in Shanghai real estate market,this paper has analyzed the basic status,the existent issues and thus the main reasons,besides,it has also found the development advantages of Shanghai real estate and has predicted its development trend in future with the record data.Through research,it has had a better understanding in the land market,residential market,customers demand,etc,so as to provide investors the prove for investment .
